Swimming Pool Maintenance for Apartments: What RWAs Need to Know

A poorly maintained pool is a health hazard and a liability. From water chemistry to filter maintenance and safety compliance, here is a complete guide for Resident Welfare Associations managing apartment pools.

An apartment swimming pool is one of the most complex amenities to maintain. Water chemistry, filtration, sanitation, safety equipment, and regulatory compliance all require specialist knowledge and consistent attention.

Water chemistry is the foundation of safe pool operation. pH must be maintained between 7.2 and 7.6. Free chlorine levels should be 1–3 ppm. Total alkalinity, calcium hardness, and cyanuric acid levels all require regular testing and adjustment.

Filter maintenance is equally critical. Sand filters must be backwashed weekly; cartridge filters cleaned monthly. A clogged filter cannot maintain water clarity or remove pathogens effectively.

PrimeCare IFM provides daily pool maintenance services including water testing, chemical dosing, skimming, vacuuming, and filter backwashing. Our operators are trained in pool chemistry and hold valid certificates. We also handle annual deep cleans and equipment servicing.
